Accelerated Product Terms

These Accelerated Product Terms ("Product Terms") apply to Accurity Canada's accelerated valuation products, including Accelerated Desktop and Accelerated Market Rent (each, a "Product"). They supplement our general Terms of Service. Where the two conflict in relation to a Product, these Product Terms govern.

This document is intended as a general starting point and does not replace legal advice. We recommend having it reviewed by qualified legal counsel before publishing.

1. Nature and Scope of the Product

Accelerated products are prepared without an interior inspection of the subject property. The appraiser does not attend the property, and no measurement, photography, or physical verification of the interior or exterior is performed unless expressly agreed in writing.

Each Product is a limited-scope assignment. The scope of work, including the extent of research and analysis, is determined by the appraiser and disclosed within the report.

2. Data Sources and Reliance

Accelerated products rely on third-party and public data, which may include MLS listing and sale records, property database APIs, municipal and land registry records, and other commercially available sources.

3. Extraordinary Assumptions and Limiting Conditions

Because no interior inspection is performed, each report is issued subject to extraordinary assumptions, including that the interior condition, layout, and finish of the subject property are consistent with the data available and with the surrounding market. Use of an extraordinary assumption may affect the conclusions reached. All applicable assumptions and limiting conditions are stated in the report and form part of it.

4. Professional Standards

Accelerated products are completed by our dedicated in-house valuation team and are prepared by qualified appraisers in accordance with applicable professional standards, including CUSPAP, as those standards apply to limited-scope assignments. A limited scope does not reduce the appraiser's obligation to produce credible results appropriate to the intended use.

5. Intended Use and Intended Users

Each report is prepared solely for the intended use and intended user(s) identified in the report. It is not intended for, and must not be relied upon in connection with, any other purpose, including mortgage funding, litigation, expropriation, taxation appeals, or financial reporting, unless expressly stated in the report.

No third party acquires any right of reliance by receiving a copy of a report. Reliance by any party other than the identified intended user(s) requires our prior written consent.

6. Suitability

Accelerated products are not appropriate for every property or purpose. They are generally unsuitable for properties that are unique, materially non-conforming, under renovation, damaged, or located in markets with insufficient comparable data. Where we determine a Product is unsuitable, we may recommend a traditional appraisal or decline the assignment and refund the fee.

You are responsible for providing accurate and complete order information, including property address, ownership details, intended use, and any documents relevant to the assignment. Inaccurate or incomplete information may affect the conclusions reached, delay delivery, or require a revised scope and fee.

9. Revisions

We will correct factual or clerical errors in a report at no charge. Requests to reconsider a value conclusion must be accompanied by relevant market data not previously available to the appraiser. We are not obliged to revise a conclusion in the absence of such data, and a report will not be altered to reach a predetermined result.

10. Delivery and Retention

Reports are delivered electronically to the contact identified in the order. We retain work files in accordance with applicable professional standards and our Privacy Policy.

11. Limitation of Liability

To the fullest extent permitted by law, our aggregate liability arising from or relating to any accelerated product assignment is limited to the fee paid for that assignment. We are not liable for any indirect, incidental, special, or consequential damages, including lost profits or lending losses, arising from use of or reliance on a report.

12. Acceptance

By selecting a Product and confirming your agreement at the time of order, you acknowledge that you have read and accepted these Product Terms, that you understand no interior inspection will be performed, and that the report will be subject to the extraordinary assumptions described above.

13. Changes to These Product Terms

We may update these Product Terms from time to time. The version in effect at the time of your order governs that order. The "Last updated" date above reflects the most recent revision.
